We make it a point to invest time in the intake meeting with our client to make sure we understand your real estate needs and wishes. Once we know what you want, we apply a direct and transparant hands-on approach to finding you the matching property or buyer.
If you are selling real estate
After the intake meeting Blue Curaçao Real Estate arranges the appraisal of the property and determines the sales price together with the principal. Blue Curaçao Real Estate and the principal meet and agree on all terms and conditions for the sale of the property after which the required documents are drafted and collected.
Blue Curaçao Real Estate will arrange for:
- A photo report of the property;
- The collection of all necessary documents such as certificate of registry and admeasurement, floor plans, notarial records, etc.;
- A bound sales brochure of the property (upon request);
- The placement of a sign or poster at the object;
- The visual presentation of the property at the Blue Curaçao Real Estate office;
- The mailing of relevant prospect buyers with information on the property;
- The listing of the property on the website of Blue Curaçao Real Estate;
- Regular visits and viewings of the property and progress reports to the owner;
- A draft sale and purchase agreement;
- The supervision of the closing and notarial transfer of the property.
All services rendered and actions taken are done so in consultation with the principal.

Blue Curaçao Real Estate will arrange for
- An analysis of the spending budget;
- A property search matching your wishes and requirements to determines which properties we will be looking for;
- Regular updates on properties offered that meet your criteria;
- Property viewings, our agent will accompany you;
- Legal and other relevant information and / or advice regarding the pros and cons of a specific property;
- Assistance in negotiation for you or with you with the seller;
- Information on your financing options. Upon request we can prepare your finance request and present it to the Bank;
- The supervision of the closing and notarial transfer of the property.

- ANG. 600,000 - 699,999 fixed fee of ANG. 21,000
- ANG. 700,000 - 799,999 fixed fee of ANG. 24,000
- ANG. 800,000 - 899,999 fixed fee of ANG. 27,000
- ANG. 900,000 - 999,999 fixed fee of ANG. 30,000
- ANG. 1,000,000 - 1,499,999 fixed fee of ANG. 40,000
- ANG. 1,500,000 - 1,999,999 fixed fee of ANG. 50,000
- ANG. 2,000,000 - 2,499,999 fixed fee of ANG. 60,000
- ANG. 2,500,000 - 2,999,999 fixed fee of ANG. 70,000

* This fee includes all Blue Curaçao Real Estate services. This fee excludes 5% OB (turnover tax) and fees charged by third parties for services rendered.
* This flat fee is applicable for exclusive listings with Blue Curaçao Real Estate N.V. In case the principal does not grant exclusivity a fee of 4% of the selling price will apply.
